Method
Per property: annual net rent ÷ fully tokenized property value. Both come from RealT’s public API — the catalogue and the per-property change log — with no key and no scraping.
Index: the median over every property with a positive yield, rentals as well as RealT’s property loans and factoring tokens (759 of 792). Properties without a rent figure are left out rather than counted as zero. Of the 52 rental houses not paying right now, 20 still carry RealT’s last rent figure while showing no tenant; they stay in the median, because RealT has not set their rent to zero. The median is the lower middle value, the same rule used on every RealT page on this site.
History: for each half-year end, every property’s last recorded state on or before that date. Properties RealT has since retired are not in today’s snapshot and so not in the past medians either; the early points describe the houses that are still there.
Freshness: a property’s figures are only as recent as RealT’s last revision. The newest revision to any property is dated April 10, 2026; 232 properties have not been revised for more than a year.
Launch vs. now: of 759 properties with a recorded launch yield, 296 pay more today than at launch and 90 pay less (median 9.71% at launch, 9.82% now).

Has the RealT yield gone down?

Yes, gradually. Replayed from RealT’s change log, the median stood at 11.11% across 109 properties in Jun 2021 and is 9.82% across 759 today. The decline comes from new listings, not from older houses paying less: properties first listed in 2021 were offered at a median 11.23% and pay 11.99% today; those listed in 2025 were offered at 9.26%.
How current are RealT’s rent figures?

RealT revises each property’s rent and valuation on its own schedule. The most recent revision to any property in the change log is dated April 10, 2026. For 232 properties the last revision is more than a year old, for 161 more than two years. The index can only be as fresh as those figures.
Is this gross or net yield?

Net. Annual net rent — after property management, maintenance reserve, insurance and property tax as RealT books them — divided by the fully tokenized property value. That is the figure a token holder receives at the token price, before any trading cost or tax of their own.
