RealT stopped paying rent — what are the alternatives, and are they more reliable?
Thousands of RealT holders are looking for a new home for their money. The alternatives are not automatically safer — some work exactly like RealT. Here is what each one gives you, and seven checks that tell a reliable property token from the next RealT.
Text reviewed October 13, 2026
The short answer
- RealT has paid almost no rent since February 2026 and announced a voluntary liquidation in July 2026. The tokens are now a claim in a wind-down, not an income.
- The closest alternative, Lofty, works the same way — one LLC per US rental home — and carries the same landlord risk. An independent review of Lofty’s own data in October 2026 found many houses reporting no rent.
- The European platforms (Reental, Finexity, Bloxxter, Brickwise) work under EU rules with checked documents, mostly as bonds or profit-participation notes. That removes some risks and adds another: your claim is on the issuer, not on a house.
- So no platform is “safe” by label. What makes a property token more reliable can be checked: what you own, whether it is secured on the property, whether rent was actually paid, and who can act when it stops.
⚠ RealT has suspended rent payouts and is winding down
- The City of Detroit sued RealT and its property companies in July 2025 over code violations at hundreds of houses; a court barred it from collecting rent until repairs are certified.
- RealT stopped almost all weekly payouts to token holders in February 2026. A court-appointed fiduciary took over the Detroit portfolio in April 2026, and RealT announced a voluntary liquidation in July 2026, according to reports.
- The yields on this page are the net rents RealT states for each house — not what token holders receive today.

The alternatives — and what you own with each
Yield and minimum as each platform states them, from our data. The column that matters most after RealT is the one in the middle.
| Platform | Stated yield | What you own | What to check |
|---|---|---|---|
| Lofty USA ~$50 / token | 8-10% rental yield | A share of a Wyoming LLC that owns one US rental home — the same model as RealT | Rent actually paid per house vs. the yield stated; an independent review in October 2026 found many houses reporting no rent. California’s regulator issued a consent order over earlier offerings in 2022. |
| Reental Spain (EU) €500 / project | 10-14% (projected) | A claim per project in Spain, typically structured as a participative loan rather than title to the building | Returns are projected, not yet paid; fixed terms of 1–4 years with no reliable exit before. |
| FINEXITY Germany from €500 | Rental yield + appreciation | A tokenized security per property, issued under German securities rules by a listed company | Return depends on rent and the sale price at the end; the claim is on the issuing company, not the building. |
| Bloxxter Germany (EU, BaFin) €500 | ~3% (coupon) | A bond with a fixed coupon paid from German rental income | Low coupon in exchange for a fixed one; selling early depends on the issuer buying back. |
| Brickwise Austria (EU; DE via Effecta) €100 | Variable (rental) | A participation in a property company in Austria or Germany, paid monthly from net rent | Rent varies with vacancy and costs; resale only on the in-app marketplace. |
Seven checks before you move your money
Each one is something that went wrong at RealT. A platform that passes most of them is more reliable than one with a higher yield.
- 1
What exactly do you own?
A share of a company that owns the house, a loan or bond to the platform, or a profit-participation note. Only the first gives you a piece of the building; the others give you a claim on whoever issued the token.
- 2
Is it secured on the property?
A registered first-ranking lien or mortgage for the token holders means that if payments stop, the property can be sold to repay them. Most rental tokens have none — they rely on rent being collected.
- 3
Was the rent actually paid?
Compare the stated yield with the payouts that reached wallets over the last 12 months. On-chain payouts can be checked by anyone; a stated yield cannot. RealT’s houses stated ~10% net rent while paying close to nothing.
- 4
How concentrated is it?
Most of RealT’s houses were in Detroit, so one city’s code enforcement hit the whole portfolio at once. Many cities, many managers and many tenants spread that risk.
- 5
Who manages the property — and can holders replace them?
At RealT the platform, the manager and the issuer were closely linked. Look for an independent property manager, a trustee for the token holders, and a vote that can remove the manager.
- 6
Which rules and documents apply?
A prospectus, an information sheet approved by a regulator, or at least an SEC filing such as Form D. Read who is liable for what the documents say, and in which country you would have to sue.
- 7
How do you get out?
A fixed term with repayment, an issuer buy-back, or a market where the token trades. Ask what happened to the exit when things went wrong: RealT’s secondary market thinned out exactly when holders wanted to sell.
Secured property yield — a new segment
We are building a separate segment for property tokens that pass the checks above where it counts: backed by a registered first-ranking lien for the token holders, with payouts we can verify on-chain and a named trustee who can act if payments stop. Each token will show which checks it passes and which it does not — no rating for sale.

Get in touch →Questions
Is RealT still paying rent?
+
No. RealT stopped almost all weekly payouts in February 2026. The City of Detroit sued it in July 2025 over code violations, a court barred rent collection until repairs were certified, a court-appointed fiduciary took over the Detroit portfolio in April 2026, and RealT announced a voluntary liquidation in July 2026, according to reports.
What is the best alternative to RealT?
+
It depends on what you want to own. Lofty is the closest in how it works — single US rental homes, small tickets, payouts in stablecoins — but it carries the same landlord risk. Reental, Finexity, Bloxxter and Brickwise offer property exposure under European rules, mostly as bonds or notes, so your claim is on the issuer rather than on a house.
Is Lofty safer than RealT?
+
Not by design. Lofty uses the same structure — one LLC per house, rent passed on to token holders — and spreads its houses over more cities, which helps. An independent review of Lofty’s own monthly data in October 2026 found many houses reporting no rent and a median rent well below the yield Lofty states. Check the payout history of each house before buying.
Are European real estate tokens more reliable?
+
They are more regulated: the documents are checked and the issuer is supervised. That does not make the investment safe. Most are bonds or profit-participation notes, so if the issuer fails, holders are creditors in an insolvency. German real estate crowdinvesting saw several project defaults after interest rates rose in 2022–2023.
What makes a property token safer?
+
Security on the property itself (a registered first-ranking lien for the holders), rent that has demonstrably been paid, spread across many properties and managers, a trustee or vote that can act for the holders, and a clear exit. Few tokens meet all of these today.
What happens to my RealT tokens now?
+
In a voluntary liquidation the houses are sold and the proceeds, after debts and costs, are distributed. How much reaches token holders, and when, depends on the sale prices and on the claims of the City of Detroit and other creditors. Follow RealT’s official announcements and the court filings.
