Which assets have been tokenized in the UAE, Saudi Arabia and the Gulf?
7 Gulf-issued tokenized instruments are outstanding in our data: 4 digital bonds from Doha Bank, Qatar National Bank, Emirates NBD, First Abu Dhabi Bank; 3 tokenized properties — Dubai Land Department’s title-deed tokens and a Saudi real-estate sukuk — and 0 stablecoin. On top, Coinbase issues 65 stock tokens from a special-purpose vehicle in Abu Dhabi Global Market; the shares behind them are US and global companies, not Gulf ones. The bank bonds settle on institutional ledgers and have no public token market; the property tokens are bought on the issuing platform.
The Gulf tokenizes from the top down. Banks issue digital bonds on Euroclear’s D-FMI and HSBC Orion and list them on Nasdaq Dubai or ADX; the Dubai Land Department records fractional title deeds on a ledger; Bahrain and Abu Dhabi license stablecoin issuers. The UAE alone has four supervisors for this — VARA in Dubai, the FSRA in Abu Dhabi Global Market, the DFSA in the DIFC and the federal Capital Market Authority — and their public registers are where the licensed firms can be checked. This page lists every Gulf-issued instrument we have read, each linked to its issuer’s announcement or register entry.

How to choose
Read each row as proof that the instrument exists, not as an offer. The bank bonds are sold to institutions through dealers; the property tokens are bought on the issuing platform; the stablecoins are issued under a licence that can be checked in the register named above. Before relying on a Gulf token, look up the firm in its supervisor’s register — VARA, FSRA, DFSA, CMA or CBB.
More questions
Who regulates tokenized assets in the UAE?
It depends on where the firm sits. In Dubai outside the DIFC it is VARA — its public register lists 59 licensed firms, 2 of them licensed for Category 1 virtual-asset issuance. In Abu Dhabi Global Market it is the FSRA: 21 active firms hold virtual-asset permissions and 3 may issue fiat-referenced tokens. In the DIFC it is the DFSA; onshore, the federal Capital Market Authority (formerly SCA), which lists 4 companies with virtual-asset activities. Payment stablecoins fall under the Central Bank of the UAE. Register counts as read on 14 Oct 2026.
Can I buy tokenized Dubai real estate?
The Dubai Land Department runs a tokenization pilot through the Prypco Mint platform: each token is a fractional share of a title deed recorded on the XRP Ledger. The first property, offered in May 2025 from AED 2,000, went to 224 investors; the second, in Kensington Waters, sold out to 149 investors in under two minutes, according to DLD. Who can take part, and how a share is sold again, is set by the platform’s terms.
What is tokenized in Saudi Arabia?
Little so far. The Capital Market Authority’s FinTech Lab lists 45 experimental permits, none of them for tokenization — real-estate fund platforms are the closest. The one tokenized product we found is a real-estate sukuk from Ghanem in the Real Estate General Authority’s sandbox, reported with about 550 investors in one property and not yet confirmed by the issuer.
What about Bahrain and Qatar?
The Central Bank of Bahrain licenses 10 crypto-asset firms, 1 of them as a stablecoin issuer. Qatar’s activity is bank bonds: QNB issued the country’s first digitally native bond, US$500m on HSBC Orion, and Doha Bank a US$150m note on Euroclear’s D-FMI. The QFC Regulatory Authority’s register of 72 authorised firms marks no digital-asset subset.
Are Coinbase’s stock tokens Gulf assets?
No. Coinbase Onchain SPV Ltd is incorporated in Abu Dhabi Global Market and issues 65 tokens on Base that track shares such as AMD or SK hynix. The issuer is in the Gulf; the shares are not. They are listed with each company’s other tokens on the underlying pages.
Which of them can I buy without KYC?
None of them is stated as buyable without KYC.
